no using litter tray

Hi, recently one of our bunnies, buttons, has decided to start weeing on the carpet instead of the litter tray. His been using it fine for a long time, nothing has been changed or moved. He now wee's next to the tray and if we move it to where he has just weeed he just wee's were the tray was previously? We have even put another tray there but he wont use that either. This happens downstairs, upstairs he still uses his tray. Any ideas how to get him to use the tray again downstairs?

Yep, his now 7 so dont know if its cus his getting older, his used it fine for the past 7 years and uses the one upstairs fine

Is it different to the one upstairs? Is it a high tray - like one you use for cats?

Just wondering whether it may be too difficult for him to get in and out now, if he's getting old, hence why he only wees on the floor. How does he seem, mobility wise?
 
He has got arthritis which his on meds for. Trays are similar hight. The one upstairs is a bit bigger. Mobility wise he is a nutter, he jumps up on top of the sofa and jumps off, has crazzy moments running round and his constantly jumping over a fenced off area in the dinning room the bunnies aren't allowed in. I think he must be doing it just because he knows he shouldn't like most things he does lol our main concern is that by weeing on the carpet instead of the tray is making him have a wet bum and legs

Hm. Confusing! Have you tried totally disinfecting the area and then re-introducing the litter tray?
