Hutch valuation for guinea-pigs only

I am planning to sell this hutch which I have recently renovated, however I am seeking for your honest opinion on how much are you willing to pay for this 4ft double storey hutch - ONLY for guinea-pigs.

I have now renovated it and purchased a custom made hutch cover, which is brand new and fantastic. It has a 2 layers, one night cover and one see through cover for daytime. Also I have got a fly netting for this hutch so it is protected from flies and insect throughout the summer. It has got strong velcros on it, which is much better than a zip and they tend to break easily.

I have installed more screws and replaced some, I have sanded all the wood so it is safe and smooth without any sharp splinters of woods.

I have also painted it twice with 'Good for woods' wax, which is perfectly safe and fantastic for the wood. (As shown below)

So could you please give me your honest opinions of how much would you pay for this if I was to sell it?

I personally think it is too small for guineas - and the ramp is pretty steep too. My pigs love to run around in laps and they can only do this with a long cage. I think it's worth £40? Hutches are so cheap on ebay it's difficult to say, but the quality is fantastic judging from your pics! I would definitely state that it would need a run attached. Hope that helps! :)
